The Top 10 Ways to Have Open House Visitors Give You Their Real Name and Phone Number


  1. Use the Open House Register.
  2. Hold a drawing for a gift certificate from a local department store.
  3. Award a gift certificate, basket, or other prize for the person who guesses the correct selling price and date of the house you are holding open. The prospect will have to give you a valid phone number in order to win. If there is a tie, the person who guesses the nearest selling date wins. Call every prospect back to let them know the results.
  4. Hold a drawing for a pair of first-run movie tickets at every open house you hold.
  5. Have a list of "switches" (other good properties that are not open).
  6. Have a "REO list" of properties that are not open.
  7. Have a list of probate or other distressed properties available for those clients who want a "great deal" and "don't mind doing work".
  8. Have a loan officer available to pre-qualify your prospects on the spot.
  9. Offer a free neighborhood "email newsletter" (or regular newsletter) for people who would like to know more about the neighborhood.
  10. Offer complimentary information on tax breaks for those who are 55 and older.

If you have a "really hot" prospect, send them home with a quart of ice cream so they won't look at any other open houses.
